My family has been in St. Petersburg for four generations, since before half these neighborhoods had names on a map. I know which blocks flooded in 2024 and which ones did not. I know which builders in the 1960s cut corners and which ones did not.
Thirty years of construction came first. The general contractor license came in 2003. The urban planning degree from Florida State came before that. Real estate is what I do with all of it now.
That background does not change what a house is worth. It changes how fast you find out. I walk a property and see the permit history, the elevation, the framing, and what the last owner covered up, and then I tell you what it means for your offer.
